Bond clean estimate

Planning your move and need a reliable bond clean in Mackay before you hand over the keys? GreenMan Property Services takes care of end-of-lease and vacate cleans for tenants, landlords and property managers across Mackay and surrounding areas.

We clean vacant (or nearly vacant) homes to match what real estate agents look for during final inspections. From kitchens and bathrooms to living spaces, bedrooms, floors and windows as quoted, the property is left ready for the exit report.

Moving is already a large job. Pricing is agreed upfront so there are no surprises. We do not use generic one-size-fits-all package rates on the website.

How our process works

  1. Get in touch with property size, overall condition, suburb and move-out date. If your agent provided an exit checklist, send that too.
  2. We confirm what is included, what is excluded, and the cost in writing. Free tailored estimate.
  3. Lock the booking as soon as you know the vacate date and key access. Peak moving times fill up.
  4. On the day the team cleans the empty home to the agreed scope.
  5. If the agent highlights any reasonable cleaning items missed within our quoted scope, our Terms include a return-to-reclean Service Promise (conditions apply). We cannot guarantee a full bond return — that decision rests with the property manager or landlord and includes wear, damage and non-cleaning factors.

Need quick fixes alongside the clean? Pair it with Real Estate Handyman. See the Bond clean checklist for what a standard exit clean commonly includes.

What's included

A standard Mackay bond clean focuses on the areas property managers check, scoped to your quote:

  • Kitchen: benchtops, splashbacks, cooktops, rangehood filters, oven (if quoted), exterior and reachable interior cupboards, sink and tapware
  • Bathrooms and toilets: showers, bathtubs, vanities, mirrors, wall tiles and reachable exhaust fans
  • Living areas and bedrooms: dusting reachable surfaces, skirting boards, light switches, doors and door frames as agreed
  • Floors: vacuuming and mopping hard floors; vacuuming carpeted areas (steam cleaning or specialist treatment if quoted)
  • Windows: internal glass and window tracks as quoted (external glass when specified)
  • Laundry and wet areas: sinks, tubs and floor areas on your floor plan

What's excluded or listed separately

Unless added to the estimate:

  • Carpet steam cleaning, upholstery or mattress cleaning
  • Specialist blind and curtain cleaning
  • Exterior high-pressure washing, soft washing, garage floors or driveways
  • Heavy mould remediation beyond standard surface cleaning on safely accessible areas
  • Hoarding, biohazard or extreme heavy-duty cleans
  • Rubbish removal, unwanted items or furniture disposal
  • Maintenance, painting or handyman repairs (available through Real Estate Handyman)

Who we help

  • Tenants moving out of a house or unit
  • Property managers and agencies organising vacate cleans between tenancies
  • Landlords getting a vacant rental ready for new tenants or sale presentation

Furnished vs vacant

Bond cleans are quoted for vacant properties. Furniture and belongings should be cleared before we arrive. If the moving timeline is tight, call and we can discuss a staged clean or adjusted booking time.

Mackay notes

Tropical humidity means kitchens and bathrooms often need extra time on grease, soap scum and surface mould. Coastal and older homes collect salt and dust on window tracks and frames — we flag that when reviewing photos.

Property managers

Agencies and landlords who need bond cleans bundled with yard tidy or make-safe handyman can start at Property managers. For inspection hotspots, read What agents look for.

FAQ

Frequently Asked Questions

What is included in a bond clean?

A typical bond clean covers kitchens, bathrooms, living areas, bedrooms, floors and windows (as agreed), plus other areas your quote lists for final inspection. See our bond clean checklist for a detailed starting list — your written quote is the scope that applies.

Do you guarantee I will get my bond back?

No cleaner can legally guarantee your bond will be returned — that decision sits with your agent or landlord and also depends on wear and tear, damage and anything outside the clean. We clean thoroughly to typical Mackay property-manager expectations for the areas in your quote. If their exit inspection finds items reasonably missed within that scope, our Service Promise covers a return reclean under the conditions in our Terms.

How far in advance should I book?

Book as soon as you know your vacate date. Peak moving periods in Mackay fill quickly — earlier is better so we can lock in access and timing around your key handover.

Can you clean while I still have furniture in the property?

Bond cleans are quoted on a vacant (or nearly vacant) property. Furniture and belongings should be removed before we start. Talk to us about tight timing and we will advise the best approach.

Do you clean for property managers as well as tenants?

Yes — tenants, landlords and agencies across Mackay use our bond and exit cleaning. Property managers often book us alongside vacate repairs via our real estate handyman service.

Are carpets, blinds or exterior cleaning included?

Only when listed in your quote. Carpets, blinds, exterior pressure washing and similar items are often separate depending on your lease and what the agent requires — tell us what your exit report asks for when you enquire.
